Rental Rates:
Your rate is guaranteed only when we RECEIVE the agreed upon rental rate in OUR ACCOUNT.
Method of Payment: We accept Credit Card (via PayPal), Check, Money Orders.
A 50% deposit is required within 5 days to hold a reservation. Reservations are not considered firm until the deposit is received. A confirmation letter is sent to you upon receipt of the deposit. The balance of your payment along with the $500.00 refundable security deposit is due 45 days prior to your arrival date. In the event that your reservation is made less than 45 days before your arrival, the total amount will be due at the time of your reservation. Once we have confirmed the booking to you and you have paid a deposit, the named person on the booking form will be responsible for the total rental price of the property, as agreed on the confirmations.
*Important*
For Thanksgiving, Christmas and New Year's Holiday reservations. There are neither refunds nor cancellations on any Holiday rentals. It is strongly advised to get travel insurance to cover any unforeseeable incidents that might cause you to cancel your Holiday vacation. Any discounted rates are payable in full. There are no refunds on discounted rate dates.
Reservations will automatically be cancelled if reservation rental requirements are not in Casa Maria's account within 5 business days of your request. We reserve the right to treat any confirmed booking as cancelled if schedules are not met. An extension may be requested.
Cancellation Policy:
Cancellations received outside the 60 days of arrival – 10% of the deposit will be retained. For cancellations inside the 60 days of arrival - 20% of the deposit will be retained. Inside of 30 days the entire deposit is forfeited. Travel insurance is strongly recommended. There is no refund if you need to leave earlier than planned.
Security Deposit / Refund:
The security deposit refund of $500.00 is due with your final payment. The $500.00 will be returned to you in the form of a check or PayPal trans. Any damage to Casa Maria's property during your stay will be deducted from your security deposit. Security deposit will be mailed back to you within 15 days of your departure. Please be sure we have your full mailing address.
Number of Guests: (10 in Beds/Maximum)
Please send the total number of guests and your address with your final payment. Price is based on 8 guests. For additional guests beyond 8, there is a $15.00 charge per night with a maximum of 10 total guests.

Pets:
Sorry no pets are allowed.
Smoking:
No smoking is allowed inside the villa. Outside please use the provided ashtrays.
Accommodations at Casa Maria:
In the event the property becomes unavailable due to circumstances beyond the control of Casa Maria after the deposit is received, Casa Maria will have the option of moving the reservation to a like property if available. If this is unsatisfactory to the guest Casa Maria will refund the deposit in full.
Kayaking / Snorkeling
The equipment provided is for recreational shallow water purposes only. Life jackets should be used at all times. Kayaking and Snorkeling should not be done in deep water. All Kayaking and Snorkeling is done At Your Own Risk. Owners will not be held responsible whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused.
Liability
The owners of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities is entirely at the user's own risk. (use the safe's at all times)The owners cannot accept any liability for any loss of rental time due to travel problems, flight delays or cancellations, industrial disputes or any events outside our control, including any form of force by nature. The owners and the caretakers cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests.
Owners Access
The caretaker shall be allowed access at any reasonable time during your stay. The caretaker needs access to the downstairs storage rooms to monitor the solar panel and water system.
Monetary Considerations:
There are ATM's in Mahahual, but please come prepared for your stay. Most restaurants and gas stations take only cash in pesos or US dollars. You can exchange money at the Cancun Airport or at any of the banks in Cancun, Playa del Carmen, or Tulum. Most banks have ATM's, and its your best rate of return.
Law
This contract is subject to and shall be construed in accordance with the laws of
